What is a Home Inspection?

It is an objective visual examination of the physical structure and systems of the
home.  A home inspection is a “checkup” on your potential investment.  If a
problem or symptom is discovered, we will make you aware of it and may even
recommend a further evaluation.  A home inspection is not an insurance policy
or a warranty.  It is a method to assist you in understanding your new home.  

Why do I need a Home Inspection?

A home is most likely the largest investment you will ever make.  You should
learn as much as you can about that investment before you buy.  By knowing the
condition of the home, you can make an informed decision that can minimize
unpleasant surprises that appear after you purchase the home.  A home
inspection also points out the positive aspects of a home, as well as the
maintenance that will be necessary to keep it in good shape.

Do I have to attend the Inspection?

While it is not necessary for you to be there, it is always recommended that you
try and accompany the inspector during the inspection.  Each home is unique.  
Part of our business is personal attention and by accompanying the inspector
during the inspection, we can begin to help you understand your home.  The
inspection is designed to be an educational experience.

Can a house fail a home inspection?

Homes cannot fail an inspection!  No home is perfect.  Our professional
inspection is an examination of the current condition of the prospective home.  
The inspection will indicate any major of minor items that need attention.  This
information can then be used for your decision making process on the purchase
of the home.

How do you report the information on the house?

You will receive an easy to read, detailed report.  The report will contain any
problem items that need to be addressed as well as maintenance tips.  It has
digital images to help you get a clear understanding of what is being reported.  
It will be available within 24 hours and can be delivered by e-mail, fax, or mailed
depending on your preference.  The report can also be made available to your
Real Estate agent.

How long will the Inspection take?

The time for an inspection can vary depending upon the size of the home.  A
typical inspection takes between 2 to 3 hours.  The inspection may take longer if
it is a large home or the home is in poor condition.

Can I do the inspection myself?

Even the most experienced homeowner lacks the knowledge and expertise of a
professional home inspector.  A professional home inspector has the
experience, depth of knowledge and training to make an unbiased and informed
report of the condition of a property.  An inspector is familiar with the many
elements of home construction, systems and their proper installation and
maintenance.

If the house proves to be in good condition, did I really need an inspection?

Yes.  Now you can complete your home purchase with confidence about the
condition of the property and all its equipment and systems.  From the
inspection, you will have learned many things about your new home, and will
want to keep that information for future reference.
