The standard inspection
One visit. Every major system.
Two to three hours on site, top to bottom. Utilities do not need to be turned on for us to inspect — anything we cannot test is called out plainly in the report.

Roof, shingles & decking
Covering, flashing, penetrations, gutters and visible decking.

Electrical
Service, panel, breakers, grounding, outlets and GFCI protection.

Heating & cooling
Furnace, AC, venting and distribution, with equipment age noted.

Plumbing
Supply and drains, fixtures, flow, water heater and leak evidence.

Basement & crawl space
Foundation, floor structure, moisture and pest evidence.

Attic & insulation
Insulation depth, ventilation, framing and signs of past leaks.
100% satisfaction guarantee
Fifty thousand inspections, a 5.0 average across 792 reviews, and a guarantee behind every one of them. If something is not right, we make it right.

Northern property expertise
Log walls, wells, septic and lake-effect roofs.
Property up here does not behave like property downstate. Our inspectors know what freeze–thaw does to a foundation, what a neglected log wall looks like three seasons in, and which wells and septic fields are worth testing before you close.

Founder & president
“I have been inspecting since 2004, and I have never handed over a report I would not want my own family to rely on. That is the whole standard.”

What buyers say afterward.
Our inspector took the time to walk us through the whole house and explain what was urgent and what could wait. The report came back the next day with photos of everything.
Professional, thorough and easy to talk to. They found a moisture issue in the crawl space that saved us a five-figure surprise after closing.
Scheduling was simple, the inspector arrived on time, and the report was the clearest document in our entire closing file. I recommend Big Moose to every client.

Questions
Before you book.
Anything not answered here, ask us on the phone. We would rather explain it now than have you guess.

How long does an inspection take?
Most homes take two to three hours on site, depending on size, age and how accessible the attic and crawl space are. You are welcome to be there for all of it.
Do the utilities have to be on?
No. We can inspect with utilities off, and anything that could not be tested as a result is noted in the report.
Are mold and radon included?
They are paid add-ons rather than part of the standard inspection. Tell us about the property and we will say plainly whether they are worth it.
Can you tell me what repairs will cost?
Inspectors cannot provide repair estimates — that is a contractor’s job. We do tell you clearly what needs attention first.
How do I sign the agreement?
Digitally, from your phone or laptop, before the inspection. Nothing to print.
What if I need to reschedule?
Just call. Cancellations inside 24 hours carry a $150 fee, because the inspector's day is already committed.
