New Builds

11-month warranty inspection.

Most new-build warranties run twelve months. An inspection at month eleven gives you a documented list of defects while the builder is still obliged to fix them — and enough time to submit it before the window closes.

  • Before the warranty ends
  • Builder-fixable defects
  • Photo-documented
  • Written for a claim
  • 48-hour report

Why month eleven

Time to file, before the door shuts.

A house reveals its build quality over its first year. Settlement cracks open up, grading problems show themselves in the first heavy spring, HVAC balance becomes obvious over a full heating season, and workmanship that looked fine at handover starts to move.

Book at month eleven rather than month twelve and you have the report in hand with weeks to spare — long enough to submit the claim properly rather than filing it the day before the warranty expires.

What you get

Three things this buys you.

Two to three hours on site for a typical property, and the report within 48 hours. If the utilities are off we bring propane and a generator and power the building up rather than reporting it as unverified.

Timed to the warranty

Timed to the warranty

Month eleven leaves room to submit and follow up. Month twelve does not.

Where we draw the line

We inspect. We do not repair.

Our code of ethics forbids our inspectors from performing repairs, or from estimating repair costs, on a property they have inspected. An inspector who can profit from the problems he finds has a reason to find them.

You get a plain account of what is wrong and how serious it is. A licensed contractor prices and fixes it, and we will come back and re-inspect the work at a minimal fee.
