Commercial

Commercial property inspection.

Retail units, offices, small industrial buildings, apartment blocks and mixed-use property across Greater Michigan, Northern Wisconsin and Minnesota. Scope and duration depend on the building, so commercial work is quoted rather than priced from a list.

How commercial differs

Bigger building, different questions.

A commercial inspection asks what a residential one does not: how much service life is left in the roof membrane, whether the electrical service has capacity for the intended use, what condition the parking and site drainage are in, and whether the building has been altered without permits.

Because scope varies so much between a two-unit retail block and a twenty-unit apartment building, we agree what is included before we quote. Tell the office the building type, square footage and what you intend to do with it.

What you get

Three things this buys you.

Two to three hours on site for a typical property, and the report within 48 hours. If the utilities are off we bring propane and a generator and power the building up rather than reporting it as unverified.

Quoted, not listed

Quoted, not listed

Commercial scope is agreed up front so the fee and the deliverable match the building.

Written for a decision

Written for a decision

The report is ordered by what will cost money soonest, which is what a buyer or a lender actually needs.

Where we draw the line

We inspect. We do not repair.

Our code of ethics forbids our inspectors from performing repairs, or from estimating repair costs, on a property they have inspected. An inspector who can profit from the problems he finds has a reason to find them.

You get a plain account of what is wrong and how serious it is. A licensed contractor prices and fixes it, and we will come back and re-inspect the work at a minimal fee.
