Two to three hours for a typical home. Come along if you can — it is the fastest way to learn the house.

A few things that come up on almost every call — worth knowing before you pick a date.
Can you inspect if the utilities are off?
Yes. Our inspectors carry portable propane tanks and generators and can power the house and appliances up for the inspection. That works well for foreclosures and vacant properties. If something still cannot be tested, the report says so.
Do I need to be there?
No, but most people come. If you cannot make it we send the agreement and payment links by email, and the report stands on its own.
What is the cancellation policy?
Cancel less than 24 hours before and there is a $150 fee, which goes to the inspector whose day was already committed.
