Know the house before you own it.

What we inspect
The whole building, inside and out.
We work through the property system by system and report what we find — what needs attention now, what can wait, and what is simply the age of the building. Where something cannot be inspected, the report says so and why.
- Roof, shingles & decking
- Gutters & soffits
- Foundation & structure
- Siding & exterior
- Wiring, outlets & breakers
- Furnace, A/C & vents
- Plumbing & drains
- Basement & crawl space
- Attic & insulation
- Interior finishes
Your report
Findings you can act on.
Every finding comes with a photograph and a plain-English explanation, ordered by how much it matters. You get it within 48 hours, and it includes a repair-request feature that lets you organise issues to send to the seller.
What you will not find is a price. Our code of ethics forbids our inspectors from estimating repair costs — that is a contractor’s job, and an inspector who can profit from what he finds has a reason to find it.
How it works
From booking to report.
Two to three hours on site for a typical home. Come along if you can — it is the fastest way to learn the house you are buying.

Book it
Call the Bessemer office. We confirm by email with the agreement to sign online and a secure payment link.

We inspect
Every accessible system, inside and out. If the utilities are off we bring propane and a generator and power the house up.

We walk it with you
You see what we see, and we explain it on the spot rather than leaving you to read about it later.

You get the report
Photo-documented and prioritised, within 48 hours.
Add to your inspection
Testing that is not part of a standard inspection.
Mold and radon are separate services rather than part of a general inspection. Tell us about the property and we will say plainly whether they are worth doing.

Radon testing
Radon is present throughout the Midwest and elevated in places. We recommend a test with every property inspection — arrange it when you book.

Mold testing
Identifies both the presence and the source of mold, so remediation addresses the cause rather than the symptom.

Septic & well
Essential on rural and lakefront property where the house is not on municipal services.
Common questions
Before you book.
Anything not answered here, call the office — we would rather explain it now than have you guess.
How long does an inspection take?
Two to three hours for a typical property, depending on size, age and how accessible the attic and crawl space are.
Do the utilities have to be on?
Not necessarily. Anything that cannot be tested because a utility is off is noted in the report. We can also supply and power the house up on request.
Can you tell me what repairs will cost?
No. Our code of ethics forbids our inspectors from performing repairs or estimating what they will cost. We do tell you clearly what needs attention first.
Do I need to be there?
No, but most people come. If you cannot make it, the agreement and payment links go by email and the report stands on its own.
