Basements

Basement inspection.

On flat ground with a high water table — which describes a lot of our territory — the basement is where a house tells you the truth about its drainage. It is also where the expensive problems live.

Reading a basement

Water gets in for a reason.

Efflorescence on the walls, a tide line on the block, rust at the base of steel columns, a sump that runs on a dry day — these are the marks of water that has been in the space before, and they are still readable months after the last event.

The cause is usually outside: grading that falls toward the house, downspouts discharging at the foundation, or a failed drain tile. We report the evidence inside and the cause outside, because fixing the second is what stops the first.

What you get

Three things this buys you.

Two to three hours on site for a typical property, and the report within 48 hours. If the utilities are off we bring propane and a generator and power the building up rather than reporting it as unverified.

Cause before symptom

Cause before symptom

The fix is almost always outside the wall the water came through.

Honest about limits

Honest about limits

A finished basement hides things. The report says so rather than implying full coverage.

Structural separated

Structural separated

Cosmetic cracking distinguished from movement that matters.

Where we draw the line

We inspect. We do not repair.

Our code of ethics forbids our inspectors from performing repairs, or from estimating repair costs, on a property they have inspected. An inspector who can profit from the problems he finds has a reason to find them.

You get a plain account of what is wrong and how serious it is. A licensed contractor prices and fixes it, and we will come back and re-inspect the work at a minimal fee.
