Crawl Spaces

Crawl space inspection.

We go in. A crawl space inspected from the hatch with a torch is not an inspection, and the problems that matter — rot at the sill, a failed vapour barrier, pest damage to framing — are all out of sight of the opening.

Why it matters here

Cold ground, warm floor, condensation.

In a northern climate a crawl space sits between frozen ground and a heated floor, and that difference is a condensation engine. Add a missing or torn vapour barrier and the moisture has nowhere to go but into the framing above it.

Seasonal and lakefront properties are the worst of it: closed up for months, unheated, often with vents that were opened one summer and never closed again. It is the single most common place we find rot that the owner had no idea about.

What you get

Three things this buys you.

Two to three hours on site for a typical property, and the report within 48 hours. If the utilities are off we bring propane and a generator and power the building up rather than reporting it as unverified.

We go in

We go in

Photographs from inside the space, not from the hatch.

Framing, measured

Framing, measured

Moisture readings on the structure rather than an impression.

Where we draw the line

We inspect. We do not repair.

Our code of ethics forbids our inspectors from performing repairs, or from estimating repair costs, on a property they have inspected. An inspector who can profit from the problems he finds has a reason to find them.

You get a plain account of what is wrong and how serious it is. A licensed contractor prices and fixes it, and we will come back and re-inspect the work at a minimal fee.
