Plumbing inspection.

Supply, waste, fixtures and the water heater. The material the pipes are made of tells you most of what you need to know about what is coming, and in older housing that material is often still the original.

  • Supply lines
  • Waste and venting
  • Water heater
  • Fixtures and flow
  • Visible leaks
  • Pipe material

What the material tells you

Galvanised, copper, or something newer.

Galvanised steel supply lines corrode from the inside and restrict flow long before they leak. Cast iron waste stacks scale and crack. Both are common in the pre-war housing across Saginaw Bay, the Thumb and much of Metro Detroit, and both are replacement jobs rather than repairs.

So the inspection records what the system is made of as well as what condition it is in. A house with original galvanised supply is not failing today, but it has a bill attached to it that a buyer should know about.

What you get

Three things this buys you.

Two to three hours on site for a typical property, and the report within 48 hours. If the utilities are off we bring propane and a generator and power the building up rather than reporting it as unverified.

Material recorded

Material recorded

What the pipes are made of, because that is what predicts the next ten years.

Run under load

Recorded from the data plate, so you know where it is in its life.

Where we draw the line

We inspect. We do not repair.

Our code of ethics forbids our inspectors from performing repairs, or from estimating repair costs, on a property they have inspected. An inspector who can profit from the problems he finds has a reason to find them.

You get a plain account of what is wrong and how serious it is. A licensed contractor prices and fixes it, and we will come back and re-inspect the work at a minimal fee.
