Working to a deadline

The report has to arrive in time to use it.

An inspection contingency is a fixed number of days. A report that lands on day nine of a ten-day window is worth a fraction of one that lands on day three, because negotiating takes time and getting a contractor to look at something takes more.

So the report goes out within 48 hours, photo-documented and ordered by priority — the serious items first, the maintenance at the back — so you and your agent can see immediately what is worth raising.

What you get

Three things this buys you.

Two to three hours on site for a typical property, and the report within 48 hours. If the utilities are off we bring propane and a generator and power the building up rather than reporting it as unverified.

48-hour reporting exists because a contingency is measured in days.

Ordered for negotiation

Priority-ranked, so the conversation is about the roof rather than a loose handrail.

Specialist tests run alongside rather than as a second appointment.

Where we draw the line

We inspect. We do not repair.

Our code of ethics forbids our inspectors from performing repairs, or from estimating repair costs, on a property they have inspected. An inspector who can profit from the problems he finds has a reason to find them.

You get a plain account of what is wrong and how serious it is. A licensed contractor prices and fixes it, and we will come back and re-inspect the work at a minimal fee.
