For Agents

Inspections for real estate agents.

If you are referring clients, what you need from an inspector is predictability: booked when you asked, reported when promised, and written so it informs the negotiation rather than blowing it up.

What agents get

Predictable, and written like an adult.

A report that flags every scuff as a defect costs you a sale. A report that buries a failing furnace under forty pages of boilerplate costs your client rather more. Ours separates what is serious from what is age, and says which is which in plain English.

Scheduling runs through one office in Bessemer covering all three states, so you are not tracking down a different inspector for every market you work in.

What you get

Three things this buys you.

Two to three hours on site for a typical property, and the report within 48 hours. If the utilities are off we bring propane and a generator and power the building up rather than reporting it as unverified.

Booked when you asked

Scheduling against your deadline is the whole point of the service.

Written to inform

Written to inform

Serious items separated from the age of the building.

We are paid by the client and cannot sell the fix.

Where we draw the line

We inspect. We do not repair.

Our code of ethics forbids our inspectors from performing repairs, or from estimating repair costs, on a property they have inspected. An inspector who can profit from the problems he finds has a reason to find them.

You get a plain account of what is wrong and how serious it is. A licensed contractor prices and fixes it, and we will come back and re-inspect the work at a minimal fee.
