Asbestos

Asbestos inspection and sampling.

Asbestos was used in building materials for most of the twentieth century — pipe lagging, floor tile and its adhesive, siding, textured coatings, roofing. In housing of that age it is a question worth settling before anyone starts renovating.

When to ask

Before the renovation, not during.

Undisturbed asbestos-containing material in good condition is generally left alone. The risk comes from disturbing it — sanding a floor, pulling down a ceiling, cutting into pipe lagging — which is exactly what a renovation does.

So the time to identify it is while you are still planning. A survey and, where needed, sampling tells you what is there before a contractor puts a saw through it.

What you get

Three things this buys you.

Two to three hours on site for a typical property, and the report within 48 hours. If the utilities are off we bring propane and a generator and power the building up rather than reporting it as unverified.

Identified before work starts

Identified before work starts

Planning stage is when the answer is cheap. Mid-demolition it is not.

Lab result, not a guess

Lab result, not a guess

No inspector can identify asbestos by eye, and we do not pretend otherwise.

We do not abate

We do not abate

Removal is licensed work carried out by someone else entirely.

Where we draw the line

We inspect. We do not repair.

Our code of ethics forbids our inspectors from performing repairs, or from estimating repair costs, on a property they have inspected. An inspector who can profit from the problems he finds has a reason to find them.

You get a plain account of what is wrong and how serious it is. A licensed contractor prices and fixes it, and we will come back and re-inspect the work at a minimal fee.
