Specialty testing

Radon testing.

Radon is a naturally occurring radioactive gas that seeps out of the ground and collects in basements and lower floors. You cannot see it or smell it, and the only way to know a Kawkawlin property’s level is to measure it. We run the test alongside your inspection, so it is one visit rather than two.

Why it matters

The case for testing.

Radon comes from uranium decaying in soil and rock. It enters a building through foundation cracks, sump openings, and gaps around service pipes, then accumulates in the enclosed space above. The EPA identifies it as the second leading cause of lung cancer in the United States, after smoking.

Levels vary house by house — not street by street, and certainly not by town. Your neighbour’s result tells you nothing useful about yours, which is why a measurement on the actual property is the only answer.

How the test runsShort-term protocol
Continuous monitor placed
In the lowest habitable level of the Kawkawlin property, away from drafts and exterior walls.
Day 1
Closed-house conditions
Windows and exterior doors kept shut for the duration, and for twelve hours beforehand.
48 hours
Hourly readings logged
A continuous monitor records across the period rather than giving a single figure.
Automatic
Result in your report
Reported against the EPA action level of 4.0 pCi/L, with the hourly data.
48 hours
Mitigation, if needed
Installed by a licensed radon contractor — not by us, by the same rule that stops us pricing any repair.

What happens next

If the number comes back high.

An elevated result is not a reason to walk away from a house. Radon is one of the more fixable problems an inspection turns up.

Radon mitigation system

It is fixable

A sub-slab depressurisation system vents the gas above the roofline. It is routine work for a licensed radon contractor and it reliably brings levels down.

Negotiating after an inspection

It is negotiable

A documented result before closing is a number both sides can work from. After closing it is simply your bill.

The inspection report

We do not sell the fix

We measure and report. We do not install mitigation systems and we do not quote for them, so the reading you get is not a sales lead.

Where we draw the line

We inspect. We do not repair.

Our code of ethics forbids our inspectors from performing repairs, or from estimating repair costs, on a property they have inspected. An inspector who can profit from the problems he finds has a reason to find them.

You get a plain account of what is wrong and how serious it is. A licensed contractor prices and fixes it. We will come back and re-inspect the work at a minimal fee.
