Residential Property

Residential property inspection.

The whole-building inspection, plus the specialist testing that gets booked alongside it. If you are buying a house and want more than the standard walk-through — air quality, termite, sewer scope, infrared — this is where those sit.

  • Termite
  • Infrared scan

What is covered

Everything under one visit.

The standard inspection runs the whole building: structure, roof covering and decking, exterior and interior, electrical from the panel to the outlets, plumbing supply and waste, heating and cooling, insulation and ventilation, basement, crawl space and attic.

Specialist testing is added to the same appointment rather than booked as a second visit. That matters more than it sounds when you are working to a contract deadline.

What you get

Three things this buys you.

Two to three hours on site for a typical property, and the report within 48 hours. If the utilities are off we bring propane and a generator and power the building up rather than reporting it as unverified.

Booked as one visit

Booked as one visit

Specialist tests run alongside the main inspection, so you are not coordinating two appointments against a closing date.

Reported together

Reported together

Everything lands in one document, ordered by priority, rather than arriving piecemeal over a week.

Scoped on the call

Tell the office what the property is and they will tell you which tests are worth running on it.

Where we draw the line

We inspect. We do not repair.

Our code of ethics forbids our inspectors from performing repairs, or from estimating repair costs, on a property they have inspected. An inspector who can profit from the problems he finds has a reason to find them.

You get a plain account of what is wrong and how serious it is. A licensed contractor prices and fixes it, and we will come back and re-inspect the work at a minimal fee.
