Air Quality

Indoor air quality testing.

Northern houses are shut for months at a time, and the tighter the building, the less the air changes over. Testing establishes what is actually circulating rather than what the place smells like on a viewing.

Why sample

A closed house recirculates its own problems.

Through a northern winter a house may go weeks without a window open. Whatever the building generates — moisture from cooking and bathing, spores from a damp crawl space, particulates from a wood-burner — stays in circulation, and a bathroom fan venting into the attic rather than outside makes it worse.

Sampling gives an indoor reading against an outdoor control. The ventilation assessment that goes with it explains why the numbers are what they are.

What the test coversIndoor air
Indoor vs outdoor
Samples compared against an outdoor control taken the same day.
Tested
Airborne particulates
Concentration measured rather than estimated.
Tested
Mold spores
Counted and identified by the laboratory.
Tested
Ventilation
Whether extract fans actually vent outside, and whether the building changes its air.
Checked
Combustion appliances
Venting and spillage on furnaces, water heaters and wood-burning appliances.

What you get

Three things this buys you.

Two to three hours on site for a typical property, and the report within 48 hours. If the utilities are off we bring propane and a generator and power the building up rather than reporting it as unverified.

Against a control

Against a control

An indoor count without an outdoor baseline is a number with no meaning.

Ventilation included

Where we draw the line

We inspect. We do not repair.

Our code of ethics forbids our inspectors from performing repairs, or from estimating repair costs, on a property they have inspected. An inspector who can profit from the problems he finds has a reason to find them.

You get a plain account of what is wrong and how serious it is. A licensed contractor prices and fixes it, and we will come back and re-inspect the work at a minimal fee.
