Thermal Imaging

Infrared thermal scan.

A thermal camera does not see through walls. It reads surface temperature — and wet insulation, missing insulation, air leakage and an overheating circuit all change surface temperature in ways you can photograph.

  • Missing insulation
  • Air leakage
  • Hidden moisture
  • Electrical hot spots
  • Radiant heat lines

What it can and cannot do

Temperature differences, not X-ray vision.

Worth being precise about, because thermal imaging gets oversold. The camera shows where a surface is warmer or cooler than the surface next to it. Interpreting that — wet insulation versus a cold-air draft versus a stud behind the plaster — is the skill, and it needs a temperature difference across the building to work at all.

Which is one advantage of working in this climate: for most of the year there is a substantial difference between inside and outside, and that is exactly the condition a scan needs.

What a scan revealsThermal imaging
Insulation
Missing, settled or wet insulation showing as temperature variation.
Detected
Air leakage
Draft paths at rim joists, penetrations and around openings.
Detected
Hidden moisture
Evaporative cooling that marks wet material behind a finish.
Detected
Electrical hot spots
Connections and circuits running hotter than their neighbours.
Detected
Conditions required
Needs a temperature difference across the envelope to show anything.

What you get

Three things this buys you.

Two to three hours on site for a typical property, and the report within 48 hours. If the utilities are off we bring propane and a generator and power the building up rather than reporting it as unverified.

Non-invasive

Non-invasive

Nothing gets opened up. The camera reads what is already on the surface.

Confirmed with a meter

Confirmed with a meter

Thermal anomalies checked against moisture readings rather than reported on their own.

Honest about conditions

Honest about conditions

If the temperature difference is not there, the report says the scan was limited.

Where we draw the line

We inspect. We do not repair.

Our code of ethics forbids our inspectors from performing repairs, or from estimating repair costs, on a property they have inspected. An inspector who can profit from the problems he finds has a reason to find them.

You get a plain account of what is wrong and how serious it is. A licensed contractor prices and fixes it, and we will come back and re-inspect the work at a minimal fee.
