Irrigation

Sprinkler and irrigation inspection.

An irrigation system that has been through a few northern winters without being properly blown down is usually hiding cracked heads and split lines. It is also a system nobody tests until the first time they switch it on in May.

Why it gets missed

Nobody runs it in November.

Most property changes hands outside the irrigation season, which means the system goes untested precisely when it is least likely to work. Freeze damage from an incomplete winterisation shows up as cracked heads, split lateral lines and a backflow device that has burst internally.

Where the season and the conditions allow, we run the zones and report what happens. Where they do not, we inspect what is visible and say plainly that the system could not be tested — which is itself worth knowing before you close.

What you get

Three things this buys you.

Two to three hours on site for a typical property, and the report within 48 hours. If the utilities are off we bring propane and a generator and power the building up rather than reporting it as unverified.

Run, where the season allows

Run, where the season allows

Zones operated rather than looked at, whenever conditions permit.

Backflow noted

Backflow noted

The device protecting the drinking water supply gets checked, not skipped.

Out of season, the report says untested rather than implying a pass.

Where we draw the line

We inspect. We do not repair.

Our code of ethics forbids our inspectors from performing repairs, or from estimating repair costs, on a property they have inspected. An inspector who can profit from the problems he finds has a reason to find them.

You get a plain account of what is wrong and how serious it is. A licensed contractor prices and fixes it, and we will come back and re-inspect the work at a minimal fee.
