Service Areas
Home inspections across Michigan, Wisconsin and Minnesota.
Forty-six cities have a page of their own, from Detroit to Duluth and most of the Upper Peninsula in between. Our scheduling office is in Bessemer, and our inspectors live in the regions they cover — so the person who walks your property already knows what the winters do to it.

Where we work from
Bessemer, on purpose.
Our office sits at the western end of the Upper Peninsula, which is nobody’s idea of a convenient head office — and that is the point. It puts us inside the territory we actually inspect rather than four hours south of it.
Inspectors are assigned by region, not by whoever is free. If you are booking in Traverse City you get an inspector who works Traverse City, and who has seen a hundred houses built the way yours was built.
Coverage extends well past the cities listed below. If your address is not on the page, call the office — in most cases the answer is yes.

Why local matters
Northern building stock has its own failure modes.
A generalist inspector from downstate will read a Keweenaw roof the way he reads a suburban one. These are the things our inspectors are looking for before they get out of the truck.

Ice damming and roof edges
Long freeze-thaw seasons push water back up under shingles. We check the eaves, the attic insulation line and the ventilation that is supposed to prevent it.

Log and timber homes
Settling, chinking failure, checking and rot at the sill logs. Log homes are a specialism here rather than an oddity.

Wells and septic systems
Most rural properties in our territory are off municipal services. Water quality and drain field condition are add-on tests we run constantly.

Seasonal and lake properties
Cabins that sit empty half the year fail differently — frozen lines, pest entry, shoreline moisture, crawl spaces that never dry out.
Available everywhere
The full list travels with us.
Every inspection and test we offer is available in every area on this page. Specialty testing is scheduled alongside the main inspection so you are not booking two visits.
